Sherwood Park Praised In Visit From District Council Leader
||The Leader of Ashfield District Council, Jason Zadrozny yesterday viewed Lakeview and H2O, the newly completed office campus at Sherwood Park, one of the Midlands’ premier business parks.
Councillor Zadrozny hailed Sherwood Park as a major inward investment vehicle for the district, making a significant contribution to the regional economy and playing a large part in delivering jobs required as part of the region’s growth plans.
Speaking at the Park, Councillor Zadrozny said,
“successful local businesses matter to us all and through this it is vital to ensure well-planned offices with good facilities like this scheme are provided.”
Lakeview and H20 comprise offices that have been developed in a single phase by Highbridge Properties plc and represent the largest speculative built scheme in the East Midlands completed this year at over 145,000 sq ft. The two complimentary schemes, together with pre-let phases of 150,000 sq ft to L’Oréal and 100,000 to Prolog represent an investment of over £50m by Highbridge, and when fully let will bring over 1,500 jobs to the Park.

Cllr Jason Zadrozny continued,
“Sherwood Park’s strategic location, less than a mile from J27 of the M1 and unique setting alone justify the high level of interest from occupiers, and I am also very impressed with the high quality of finish and accessibility to some excellent facilities in the area.”
H2O is currently attracting smaller growing businesses into the East Midlands area, with its self-contained buildings over two-stories. These “own front door” offices have been designed for small/medium sized companies and range from 2,000 to 6,000 sq ft with a generous parking provision and high quality internal finishes. Of the seven units already spoken for, the first letting was to One Click Technologies Limited, a UK-based start-up company which develop products to reduce electrical wastage. One Click has signed the leasehold interest of H2O Units 2 & 3 which totals 3,542 sq ft, having relocated from serviced office accommodation near the East Midlands Airport.
Peter Robertson, Managing Director of One Click commented:
“We visited many potential sites but no other location came close to providing the fabulous facilities H20 had to offer. We were delighted to have received excellent support from the Landlords and managing agents and found they worked well with our appointed office fitting contractors, Shop Fitting Systems Company”.
On the other side of the ornamental lake, Lakeview is designed for Headquarter-style occupiers, with its campus of larger offices ranging from 4,000 to 35,000 sq ft. Lakeview comprises over 100,000 sq ft and is appointed to the highest modern standards with air conditioning, raised access floors and energy saving features.
Guy Marsden, Director of Highbridge Properties, added:
“Highbridge has developed over 1.5 million sq ft at Sherwood, and these are the last site at the Park. The take up of accommodation by a range of local and national/international business speaks volumes for the advantages of this well located and tested business accommodation. Top quality offices on economical and flexible terms, together with the region’s highest provision of free car parking, make Sherwood a winner for any business wanting to tap into the Nottingham, Derby and Sheffield markets, as well as the large local labour force of 200,000 residents in Mansfield, Ashfield and Sutton alone”.
Existing companies at Sherwood Park include Rolls Royce, Pendragon, Boots, White Young Green, E.ON and L’Oréal. The award-winning Dakota hotel lies adjacent to Lakeview and H2O, providing excellent bar, restaurant and conference facilities.
Highbridge Properties Plc, a business park specialist, has an impressive track record having developed over 10 million sq ft of accommodation nationally.
Joint letting agents for H²O and Lakeview are Innes England and Nattrass Giles.
