The Sherwood Growth Zone: a vibrant area for commercial property development!

The Sherwood Growth Zone covers Ashfield, Mansfield, Newark & Sherwood districts as well as the new Mansfield Ashfield Regeneration Route (MARR), and has a population equal to that of Derby.

It is a term used to describe the area which is experiencing considerable growth in office and industrial developments.

Three examples of the key sites are: Castlewood at Junction 28 of the M1, Kingsmill Park on the A38, and Sherwood Business Park.

What opportunities can these three key commercial property developments offer?

Castlewood

Castlewood is the new business park next to Junction 28 of the M1. It is being built on a site that wraps round the well-established 'East Midlands Designer Shopping Outlet' on the A38. Castlewood will bring more than 2.6 million square feet of space on to the market, and a maximum unit size of 750,000 sq ft is likely to attract large-scale regional or national clients.

Ashfield District Council had the vision to see the land near Junction 28 of the M1 as a key future employment site, and as such allocated the land for employment uses back in 2002.

The site will play a large part in the continued regeneration of Ashfield by bringing in new quality employment for local people. It will build on the success of nearby Sherwood Business Park by bringing forward another quality environment to enable businesses to locate in Ashfield and is likely to feature a prominent office element as well as distribution and industrial uses.

It will cover 112 acres; it is one of the largest new business parks in the region for years. It is being built by Wilson Bowden Developments and marketed by Fisher Hargreaves Proctor.

Wilson Bowden Developments development director Neil Hartley said:

"Junction 28 is probably one of the most significant success stories within the former East Midlands coalfield areas as it has emerged as a significant distribution location of regional and national significance. The site, when finished, will be larger than Sherwood Business Park at Junction 28 of the M1 which currently employs over 4000 people."

"The availability of skilled labour, which traditionally worked in the coal mining, engineering and textile industries, and its excellent accessibility in the heart of the UK are the contributing factors which have seen substantial inward investment for the likes of UDG UniChem, Diversy Lever, Quinn Plastics and Homecraft."

Kingsmill Park

Kingsmill Park is a 9.5 acre mixed use commercial development off the A38 in Sutton in Ashfield by Castle Square Developments of Lincoln. The implementation of the infrastructure will commence in mid September 2007 with completion of the servicing due in the early New Year.

The development is already fully committed and incorporates a Family Pub Restaurant at the junction of the A38 and Coxmoor Road, a 110 bed Hotel, Office Park (extending to approximately 50,000 sq ft) and a major Healthcare facility. The development is extremely high profile being on the key A38 growth corridor.

The marketing agents, Hodgson Elkington & Co. confirmed that:

"This major gateway site has proved commercially very attractive, generating a substantial amount of jobs for the immediate area in Ashfield and Mansfield."

Sherwood Business Park

Sherwood Business Park is one of the most prestigious business parks in the East Midlands, adjacent to the M1 and within four miles of Nottingham.

The park is a thriving business community of headquarters office buildings, leading edge manufacturing facilities, call centre and mixed occupancy offices. It boasts blue chip names like Rolls Royce, Pendragon and Eon as well as hosting the award winning Dakota hotel.

L'Oréal has also recently moved their UK distribution centre onto the Park with the most recent developments including Lakeview and H20. These are unique developments set among ornamental lakes and provide flexible office accommodation across a broad range of sizes.

Andrew Smith, Head of Economic promotion and regeneration at Ashfield District council commented:

"The MARR route stretching from the M1 junction 28 along the A38 to Mansfield is one of the biggest commercial property development areas in the East Midlands. The investment this will attract to the area is unprecedented. These are exciting times for Ashfield and Mansfield."
