Business Development

In certain
circumstances planning permission will be required for business development.
Some of the most common circumstances are listed below:
Change of Use - The Town & Country Planning (Use Classes) Order 1987 (As Amended) outlines a series of "Classes" of Use. If you wish to change from one class to another then planning permission will be required.
Extension or Alteration of Premises - Minor extensions to your premises may not require permission; it will mainly be dependent of the size of the proposal. You are advised to contact the Development Advice and Control Section for guidance.
Alterations to Shop Fronts - Any shop front alteration, including for the erection of external security shutters or grilles, will require planning permission.
New Buildings - In most circumstances planning permission will be required for new buildings. Guidance as to whether your proposal may be acceptable can be found within the employment chapter in the Local Plan Review.
Working from Home - Sometimes planning permission is not required for working at home, it is dependent on a number of factors such as proposed traffic increase and activities that will result from your business and whether these will disturb your neighbours. The main test is whether the character of the dwelling will change as a result of the business. If the answer is yes then permission will probably be required.
More guidance on Businesses in Residential Areas can be found in the Supplementary Planning Guidance Notes.
For all business development, you are advised to contact us at an early stage to discuss your proposal and to ascertain whether or not permission is required.
