Design and Access Statements
||All Design and Access Statements must explain how the applicant has considered the proposal and understands what is appropriate and feasible for the site in its context and should clearly explain and justify design and access principles that will be used to develop future details of the scheme.
A Design and Access Statement will not be required for planning permissions that relate to the following:
- Engineering or mining operations
- Development within the curtilage of a single dwelling house (extensions etc), where no part of that dwelling or curtilage is within a designated area such as a conservation area
- A change in the use of the land or buildings
- Advertisement applications
- Applications related to Tree Preservation Orders
- Applications related to the storage of hazardous substances
Design and Access Statements will be required for all other application types.
Where a Design and Access Statement must be submitted with an application, failure to provide an adequate Design and Access Statement will result in the application being deemed invalid. The application will not be considered to be a valid application until a Design and Access Statement has been submitted to Ashfield District Council.
