Flood Risk
||The aims of planning policy on development and flood risk are to ensure that flood risk is taken into account at all stages in the planning process to avoid inappropriate development in areas at risk of flooding, and to direct development away from areas at highest risk.
It is advisable to check the site which you are thinking of applying for planning permission on against Environment Agency flood maps prior to completing your application.
If the site is within an area that has been identified as a flood risk area then you will need to submit four copies of a Flood Risk Assessment (FRA) with your application. This will be forwarded to the Agency for formal comment. An application with an unsatisfactory FRA is likely to be refused.
If you require a FRA you should discuss your requirements with the Environment Agency before submitting your application.
