Pre-Application Advice

Ashfield District Council actively encourages pre-application advice for all types of development.

Householder Development

Person studying a planThe Planning department offers a free Planning and Building Control Questionnaire which will determine whether or not you require planning permission for your proposal. If you do need planning permission it may be beneficial to contact a planning officer in writing or by e-mail to discuss your proposal prior to submitting a formal planning application.

You may wish to consult the Supplementary Planning Guidance Note on Residential Extensions for further guidance.

Major Developments

For major developments it is important to discuss your proposals with the Planning Department at an early stage.

For some of the major sites within the District, Development Briefs have been published to guide future developments. Ashfield District Council is fully committed to the Development Team Approach; this provides a one stop shop for developers with major proposals. You may also wish to consult our Supplementary Planning Guidance Notes. You are advised to contact the Head of Planning Services or the Development Advice and Control Manager so that they can appoint a lead officer to manage and coordinate your proposal.

Other Development and Consents

Pre-application advice is also available for other types of applications such as telecommunications, businesses and listed buildings.

You are advised to contact the Development Advice and Control Section in writing or by e-mail. Initial guidance can also be found by consulting our Supplementary Planning Guidance Notes, Telecommunications Register, Ashfield Local Plan Review and the Planning Portal website.

Site History

For larger types of development, the co-ordinating planning officer will automatically check the planning history for the site in question. The check will include details of previous applications for the site, details of any development plan proposals for the site and details of previously stated views from all significant and relevant parties and statutory bodies where necessary.

Alternatively, details can be found in the Ashfield Local Plan Review or you can search for planning applications dating back to 1993. A planning register is available for inspection at the Council Offices in Kirkby-in-Ashfield.

Your application may not be valid if you do not submit all the documents required to process it.

Please carefully review the Validation Lists to ensure you have included all the necessary information, or contact a Planning Officer for advice.
