Full Plans Application
||This method of application requires the submission of detailed plans and specifications. The plans would usually be prepared by an architect or designer acting on the owner's behalf, although plans can be prepared by anyone providing all relevant information is produced. Whilst the content of each separate application will differ, all submissions should include the following:
- Site location plan (scale 1:1250). Available from the GIS section.
- A completed application form
- The appropriate fee
- Detailed drawings, specification and structural calculations (where applicable).
The Full Plans route is suitable for all types of building work and applications can be submitted by anyone competent to do so, however because of the level of detail required, you are advised to appoint a person who is experienced in this area of work.
Once submitted, all details and drawings will be checked for compliance with the Building Regulations. Where necessary, correspondence will take place with your agent and at this point agreement will be reached on how the requirements of the building regulations will be satisfied.
The plans will be checked within five weeks* of being submitted, or eight weeks with mutual consent and after this period the application will either be:
- Approved – where plans show full compliance with the building regulations
- Conditionally approved – where minor items are still to be resolved before a full approval can be given
- Rejected – if the plans do not show compliance with the building regulations
* We aim to check all domestic submissions within two weeks from receipt of a valid application.
Advantages of Full Plans procedure
With this method, you are in possession of a plan and specification that has been approved by the authority showing compliance with the building regulations. Your builder should be able to provide you with an accurate quote and undertake the works with confidence. You are advised not to start work before approval has been granted, since any works carried out before approval is given can only be inspected without prejudice and it may be necessary to correct defects works.
Please note this method cannot be used if the works have already started. If the works were started after the 11th November 1985, a Regularisation Application can be submitted to the Council.
